Camden is a heritage country town at the heart of one of Sydney's fastest growing areas. Oran Park, Gregory Hills, Catherine Field and Spring Farm are filling with new homes, while the old town keeps its heritage streets along the Nepean River.

Send us the contract before you exchange
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to Camden
- New estates. The sunset date, deposit terms, what the developer can change, and the estate covenants and design guidelines.
- House and land packages. Two contracts with separate risks and deadlines. Check what happens to one if the other cannot go ahead.
- Nepean River flood. Low-lying land near the Nepean River and in the town centre can be flood affected. The planning certificate says whether flood controls apply.
- Heritage. Camden town centre has heritage controls on alterations and demolition.
NSW contract basics
- The contract comes first. A NSW property cannot be advertised until the contract has been prepared, so it can be reviewed before you make an offer.
- Cooling-off. 5 business days on a private sale, ending at 5pm on the fifth business day. You forfeit 0.25% of the price if you withdraw. It is 10 business days for off-the-plan purchases.
- Waivers and auctions. A section 66W certificate removes the cooling-off period, so sign one only after the contract has been checked. There is no cooling-off at auction.
Selling in Camden
The contract, with its prescribed documents including the title search and planning certificate, must be ready before the property is advertised. Every seller needs an ATO clearance certificate, or the buyer must withhold 15% of the price at settlement.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. NSW duty can apply even where no money changes hands, so get advice before anything is signed.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. A property lawyer can also advise on the contract before you sign, negotiate its terms, and act for you if the sale is disputed.

Questions about conveyancing in Camden
What should I check in an Oran Park land contract?
The sunset date, how the deposit is held, how much the developer can change the lot, and the covenants.
Is Camden town centre flood affected?
Parts of it are. The planning certificate for the property states whether flood controls apply.
How long is the cooling-off period in NSW?
Five business days on a private sale, ending at 5pm on the fifth business day. You forfeit 0.25% of the price if you withdraw. There is none at auction.
Do I need to come to your office?
No. Documents can be signed electronically and NSW settlements are completed electronically. You are welcome to meet us at Parramatta Square.

I recently sold my investment property with Wisam of Optimum Lawyers as solicitor. I had used Wisam some 14 years earlier in the purchase of the property and subsequently with other property purchases. Much of the work involved with the sale of the property this year took place while I was away on my family's first and long-delayed overseas trip to see relatives. Wisam kept me well updated and informed throughout the process, especially as he dealt with a challenging purchaser solicitor who seemed frequently otherwise distracted and asking for multiple settlement delays. While we agreed to accommodate as much as was acceptable, Wisam strongly asserted my rights in having the sale proceed promptly as per the contract. I plan to ask Wisam to deal with future sales and purchases as and when they occur.
