Western Australia raised its first home buyer thresholds on 7 May 2026. First home buyers can get a grant of up to $10,000 on a new home, and the first home owner rate of duty on new and established homes. WA also has no cooling-off period, so all of this needs checking before you sign.

Send us the offer before you sign
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
The First Home Owner Grant

- New homes only: new homes and substantially renovated homes. Established homes are not eligible.

From 7 May 2026, eligible first home buyers pay no duty on a home up to $600,000 and reduced duty up to $800,000. For vacant land, there is no duty up to $450,000 and reduced duty up to $550,000. See stamp duty in WA.
No cooling-off in WA
Once the Offer and Acceptance is signed by both parties, you are bound, subject to any conditions in it. Finance, inspection and grant issues must be dealt with in the offer before you sign. See cooling-off periods by state.
Buying from interstate
If you are moving to WA, the grant and duty savings need you to live in the home. Most WA settlements are handled by settlement agents, and a property lawyer can also advise on the offer before you sign. See Perth conveyancing and settlements.
