Logan sits between Brisbane and the Gold Coast, and its newest suburbs are being built from scratch. Yarrabilba and Greater Flagstone are Priority Development Areas, planned and approved under Queensland’s Economic Development Act rather than the usual council process.
Optimum Lawyers is a Parramatta property law firm that acts on Queensland purchases, sales and transfers for clients who live in other states.

Send us the contract before you sign it
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Buying in a new estate
- Unregistered land. Lots are often sold before the plan is registered. Check the sunset date and what happens to your deposit if registration runs late.
- What can change. The contract usually lets the developer adjust the lot’s size, levels and easements within limits. Know the limits before you sign.
- Two contracts. A house and land package is a land contract and a building contract, with separate risks and separate deadlines.
- Covenants. Estate design rules and building deadlines bind you once you own the lot.
Flood
The Logan and Albert rivers have flooded several times in recent years, including in 2017 and 2022. Queensland’s seller disclosure does not cover flooding history, so check the council flood mapping for the address and get an insurance quote.
Queensland contract basics
The selling agent usually prepares the contract. The cooling-off period is 5 business days from the day you receive it signed by both parties, and the seller can keep up to 0.25% of the price if you withdraw. There is none at auction. Since 1 August 2025 the seller must give you a seller disclosure statement (Form 2) and prescribed certificates before you sign. It does not cover flooding history, the structural soundness of the building, or past building approvals.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. Queensland transfer duty can apply even where no money changes hands, so get advice before anything is signed.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase of an established home well. Developer contracts are long and written for the developer. A property lawyer can tell you which clauses matter, ask for changes, and act for you if the lot or the timing is not what was promised.
Questions about conveyancing in Logan
What is a Priority Development Area?
An area planned and approved by the state under Queensland’s Economic Development Act, rather than through the usual council process. Yarrabilba and Greater Flagstone in Logan are examples.
What should I check in a house and land package?
Both contracts: the land contract’s sunset date and change limits, and the building contract’s price, inclusions and timeframes.
Does the seller have to disclose flooding?
No. Check the council flood mapping and get an insurance quote.
How long is the cooling-off period in Queensland?
Five business days from the day you receive the fully signed contract.
