Salisbury Conveyancing and Property Lawyers
Older homes, investors and new estates in Adelaide's north
Salisbury in Adelaide's north has older homes, newer estates and a strong rental market, and many buyers are investors from interstate. The Form 1 and building condition are the main checks.
Optimum Lawyers is a property law firm in Parramatta Square, led by principal solicitor Wisam Assi. We act for buyers and sellers in every Australian state and territory, including interstate owners who cannot attend in person.

Send us the contract before you sign it
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to Salisbury
- The Form 1. The seller must serve the Form 1 vendor statement before you sign. Your cooling-off runs from its service
- Older homes. Many older homes may contain asbestos and have additions. Get a building inspection before you sign
- Tenanted properties. Check the lease, bond and rent figures before you sign
- New estates. Check encumbrances on title that control design and building time limits
How an SA purchase runs
- Form 1 comes first. The seller must serve a vendor's statement, known as the Form 1, on the buyer. It sets out the title, encumbrances, rates and other particulars of the property.
- Cooling-off is short. It ends at the end of the second clear business day after the Form 1 is served on you. You cancel by written notice, and the seller can keep up to $100 of the deposit.
- No cooling-off at auction. To waive cooling-off on a private sale you need a certificate from a lawyer confirming you were advised first.
Selling in Salisbury
The Form 1 has to be prepared and served properly, because the buyer's cooling-off runs from its service. Every seller needs an ATO clearance certificate, or the buyer must withhold 15% of the price at settlement.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. South Australian stamp duty can apply even where no money changes hands, so get advice before anything is signed. See stamp duty by state.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. A property lawyer can also advise on the contract before you sign, negotiate its terms, and act for you if the sale is disputed.
