First Home Owner Grant Victoria and Stamp Duty Savings
The $10,000 grant, the duty exemption up to $600,000, and the Section 32
Victorian first home buyers can get a $10,000 grant on a new home and save on land transfer duty on new or established homes. The duty saving is usually worth more than the grant, and both have conditions. Check the current rules with the State Revenue Office before you sign.
Optimum Lawyers is a property law firm in Parramatta Square, led by principal solicitor Wisam Assi. We act on purchases, sales, settlements and transfers in every Australian state and territory.

Send us the contract and Section 32
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
The First Home Owner Grant
Victoria pays a $10,000 First Home Owner Grant on eligible new homes, including homes you build, subject to a value cap. It is not available for established homes. At least one buyer must be an Australian citizen or permanent resident and live in the home as their principal place of residence for the required period.
Stamp duty savings
Eligible first home buyers pay no land transfer duty on a home up to $600,000, and reduced duty up to $750,000. This applies to new and established homes. See stamp duty in Victoria.
The 5% Deposit Scheme
The Australian Government 5% Deposit Scheme lets eligible first home buyers buy with a 5% deposit without lenders mortgage insurance. Since 1 October 2025 there are no income caps, but property price caps apply.
What to check before you sign
- The Section 32. The seller must give you a vendor statement before you sign. Read it for title, planning overlays, owners corporation and outgoings. See Section 32 vendor statements.
- Cooling-off. 3 clear business days on most private sales, but none at auction.
- Off-the-plan. Check the sunset date and what the developer can change.
