Victoria calls it land transfer duty, and it is administered by the State Revenue Office. It is calculated on the higher of the price and the market value, and concessions can make a large difference.
Optimum Lawyers is a property law firm in Parramatta Square, led by principal solicitor Wisam Assi. We act on purchases, sales, settlements and transfers in every Australian state and territory.

Send us the contract and we will check the duty
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
First home buyers
| Value of the home | Duty |
|---|---|
| Up to $600,000 | No duty |
| $600,001 to $750,000 | Reduced duty on a sliding scale |
| Above $750,000 | Full duty |
You must meet the eligibility rules, which include living in the home as your principal place of residence. Check the current conditions on the State Revenue Office website.
Off-the-plan purchases
Victoria has an off-the-plan concession that can reduce the dutiable value by the construction still to be done at the contract date. A temporary concession for strata apartments, units and townhouses has also been in place and was scheduled to end in October 2026. Whether either applies depends on your contract date and circumstances, so check before you sign.
Foreign buyers
Foreign purchasers pay foreign purchaser additional duty of 8% on residential property, on top of land transfer duty.
When duty is paid
In practice duty is paid at settlement through the electronic settlement. Your lawyer or conveyancer lodges the duty return with the State Revenue Office beforehand, including any concession claim.
Buying in Victoria from interstate
