Beenleigh sits between Brisbane and the Gold Coast in the City of Logan, with older homes, townhouses and new estates on its edges. Many buyers are investors, including from interstate, so the contract often has to be checked from a distance.
Optimum Lawyers is a property law firm in Parramatta Square, led by principal solicitor Wisam Assi. We act for buyers and sellers in every Australian state and territory, including interstate owners who cannot attend in person.

Send us the contract before you sign it
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to Beenleigh
- Flood mapping. Parts of Beenleigh near the Albert and Logan rivers are flood affected. Check council flood mapping before the contract becomes unconditional
- Seller disclosure. Queensland sellers must give a disclosure statement before you sign. Check it with the searches
- Townhouses. Check the body corporate levies, sinking fund and by-laws for townhouse complexes
- Tenanted properties. If the property is tenanted, check the lease, bond and rent before the contract is unconditional
Queensland contract basics
The selling agent usually prepares the contract. The cooling-off period is 5 business days from the day you receive it signed by both parties, and the seller can keep up to 0.25% of the price if you withdraw. There is none at auction. Since 1 August 2025 the seller must give you a seller disclosure statement (Form 2) and prescribed certificates before you sign. It does not cover flooding history, the structural soundness of the building, or past building approvals.
Selling in Beenleigh
The seller disclosure statement and certificates must reach the buyer before they sign. A dwelling needs interconnected photoelectric smoke alarms, and a pool needs a pool safety certificate. Every seller needs an ATO clearance certificate, or the buyer must withhold 15% of the price at settlement.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. Queensland transfer duty can apply even where no money changes hands, so get advice before anything is signed. See stamp duty in Queensland.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. A property lawyer can also advise on the contract before you sign, negotiate its terms, and act for you if the sale is disputed.
