One council area on the Central Coast covers an eroding coastline, lakes that flood, bushland and old coal workings. Which of them affects a block depends on the street.
Optimum Lawyers is a Parramatta property law firm. We act for Central Coast buyers and sellers by phone, email and video, and NSW property settles electronically.

Send us the contract before you exchange
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to the Central Coast
- Coastal erosion. Beachfront land at Wamberal and The Entrance North is affected by coastal erosion. It limits what can be built, and you should ask your insurer directly whether erosion is covered.
- Flood. Suburbs around Tuggerah Lakes can be flood affected. The planning certificate attached to the contract says whether flood controls apply.
- Mine subsidence. The Wyong, Hue Hue and Swansea North Entrance districts are mine subsidence districts. Structures there need approval that meets Subsidence Advisory NSW’s requirements.
- Bushfire. Much of the area backs onto bushland, and bushfire prone land carries building requirements.
- Rural valleys. Properties around Yarramalong and Mangrove Mountain often rely on tank water and an on-site sewage system, which needs council approval to operate.
NSW contract basics
- The contract comes first. A NSW property cannot be offered for sale until the contract has been prepared, so it can be reviewed before you make an offer.
- Cooling-off. 5 business days on a private sale, with 0.25% of the price forfeited if you withdraw.
- Auctions. No cooling-off period applies.
Selling in Sydney and buying on the Coast
Both contracts are NSW contracts, and one firm can run both with the settlements timed so the sale funds the purchase. If the dates cannot line up, the purchase contract needs to say what happens.
Central Coast residents buying in another state
We also act on purchases and sales in Queensland, Victoria, Western Australia and the ACT for clients who live in NSW.
One council, two sets of old records
Central Coast Council was formed in 2016 from the former Gosford and Wyong councils. Older approvals were issued by one or the other, so the building records for a property can sit in either set.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. NSW duty can apply, and some transfers qualify for an exemption with conditions, so get advice first.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. A property lawyer can also advise on what a coastal, flood or subsidence control means for you, negotiate the contract, and act for you if the sale is disputed.
What clients say about our NSW work
“Wisam has been my solicitor for both purchasing and selling my property.”

Questions about conveyancing on the Central Coast
How do I know if a property is affected by coastal erosion or flooding?
The planning certificate attached to the contract is the starting point. Council’s coastal and flood mapping gives the detail for the address.
Is the Central Coast in a mine subsidence district?
Parts of it are, including the Wyong, Hue Hue and Swansea North Entrance districts. The planning certificate says whether a property is inside one.
Do you have a Central Coast office?
No. We are in Parramatta and act for Central Coast clients remotely. Settlement in NSW is electronic.
Can you act on my Sydney sale and my Central Coast purchase?
Yes. Running both lets us line up the two settlements.
