Greater Dandenong is one of the most diverse council areas in Australia, and its property market is just as mixed: older family homes in Noble Park and Springvale, new apartments in central Dandenong, and units bought as investments.
Optimum Lawyers is a property law firm led by principal solicitor Wisam Assi. We act on Victorian purchases, sales and transfers for clients in Victoria and interstate.

Send us the contract and Section 32 before you sign
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to Dandenong
- Apartments. Owners corporation fees, special levies, defects and proceedings on the owners corporation certificate, and the sunset date for off-the-plan units.
- Units and townhouses. Smaller owners corporations still need checking: shared driveways, insurance and who pays for what.
- Tenanted investments. The lease, rent and bond, and what the contract says about vacant possession.
- Flood. Land near Dandenong Creek and its tributaries can carry flood overlays.
- No growth area charge. Greater Dandenong is not one of the councils where the Growth Areas Infrastructure Contribution applies.
Victorian contract basics
The Section 32 vendor statement is given to you before you sign, and if it is missing, incomplete or inaccurate the contract may not be binding on the buyer. The cooling-off period is 3 clear business days from the day you sign, and you forfeit the greater of $100 or 0.2% of the price if you withdraw. There is none at auction. Since 1 October 2026 the agent must disclose the seller's reserve price at least 7 days before an auction or fixed-date sale.
Selling in Dandenong
The Section 32 must be complete and accurate. In most residential sales the seller's land tax can no longer be passed on to the buyer. Every seller needs an ATO clearance certificate, or the buyer must withhold 15% of the price at settlement.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. Victorian duty can apply even where no money changes hands, so get advice before anything is signed.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. A property lawyer can also advise on the contract before you sign, negotiate its terms, and act for you if the sale is disputed.
