Ipswich is one of the fastest growing parts of South East Queensland, and much of what interstate buyers purchase there is new: house and land in Springfield or the Ripley Valley. Under the older suburbs sit coal mines that closed decades ago.
Optimum Lawyers is a Parramatta property law firm that acts on Queensland purchases, sales and transfers for clients who live in other states.

Send us the contract before you sign it
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to Ipswich
- Old mine workings. Ipswich was a coal mining city. At Collingwood Park, pillar failures in a closed colliery caused subsidence in 1988 and again in 2008. Ipswich City Council maps mining influence areas in its planning scheme, so check where the property sits.
- Flood. Parts of Ipswich flooded in 2011 and 2022. The seller does not have to disclose flooding history, so check the council flood mapping and get an insurance quote.
- New estates. In Springfield and the Ripley Valley, land is often sold before it is registered. Check the sunset date, what the developer can change and the building covenants.
Queensland contract basics
The selling agent usually prepares the contract. The cooling-off period is 5 business days from the day you receive it signed by both parties, and the seller can keep up to 0.25% of the price if you withdraw. There is none at auction. Since 1 August 2025 the seller must give you a seller disclosure statement (Form 2) and prescribed certificates before you sign. It does not cover flooding history, the structural soundness of the building, or past building approvals.
Selling an Ipswich property from interstate
The seller disclosure statement and certificates must reach the buyer before they sign. A dwelling being sold needs interconnected photoelectric smoke alarms. If the property is tenanted, the lease and bond are dealt with in the contract.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. Queensland transfer duty can apply even where no money changes hands, so get advice before anything is signed.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. A property lawyer can also advise on what a mining or flood overlay means for you, read a developer’s land contract properly, and act for you if the lot or the timing is not what was promised.
What clients say about our Queensland work
“he made the entire process so easy buying my first block of land interstate.”
