Wodonga Conveyancing and Property Lawyers
Property lawyers for both sides of the Murray
Albury and Wodonga work as one city, but the Murray River is a state border. A house in Wodonga is sold under Victorian law, with a Section 32 statement and 3 business days to cool off. Cross the bridge to Albury and it is a NSW contract, prepared before the property is advertised, with 5 business days.

We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to Wodonga
- Which state the land is in. The contract, cooling-off, duty and seller disclosure all follow the state. Buyers comparing homes on both sides should compare the contract terms too.
- Growth areas. Land in the Leneva and Baranduda growth areas is often sold before registration. Check the sunset date, covenants and what the developer can change.
- Flood. Land near the Murray and House Creek can be flood affected. The planning certificate in the Section 32 shows any flood overlay.
- Defence families. Families posted to the Bandiana and Latchford Barracks area who buy and later rent out should check insurance and lease terms.
- Rural blocks. Water supply, access, easements and on-site wastewater on lifestyle blocks around the twin cities.
Victorian contract basics
The Section 32 vendor statement is given to you before you sign, and if it is missing, incomplete or inaccurate the contract may not be binding on the buyer. The cooling-off period is 3 clear business days from the day you sign, and you forfeit the greater of $100 or 0.2% of the price if you withdraw. There is none at auction. Since 1 October 2026 the agent must disclose the seller's reserve price at least 7 days before an auction or fixed-date sale.
Selling in Wodonga
The Section 32 must be complete and accurate. In most residential sales the seller's land tax can no longer be passed on to the buyer. Every seller needs an ATO clearance certificate, or the buyer must withhold 15% of the price at settlement.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. Victorian duty can apply even where no money changes hands, so get advice before anything is signed.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. Where you are deciding between properties in two states, a lawyer who acts in both can advise on each contract and act for you if the sale is disputed.

Questions about conveyancing in Wodonga
Is Albury in Victoria?
No. Albury is in NSW and Wodonga is in Victoria. The state decides which contract, duty and cooling-off rules apply.
Can you act on an Albury purchase as well?
Yes. We act on NSW property too.
How long is the cooling-off period in Victoria?
Three clear business days from the day you sign. You forfeit the greater of $100 or 0.2% of the price if you withdraw, and there is none at auction.
Can a NSW law firm act on a Victorian property?
Yes. NSW and Victoria are both part of the Legal Profession Uniform Law.

I recently sold my investment property with Wisam of Optimum Lawyers as solicitor. I had used Wisam some 14 years earlier in the purchase of the property and subsequently with other property purchases. Much of the work involved with the sale of the property this year took place while I was away on my family's first and long-delayed overseas trip to see relatives. Wisam kept me well updated and informed throughout the process, especially as he dealt with a challenging purchaser solicitor who seemed frequently otherwise distracted and asking for multiple settlement delays. While we agreed to accommodate as much as was acceptable, Wisam strongly asserted my rights in having the sale proceed promptly as per the contract. I plan to ask Wisam to deal with future sales and purchases as and when they occur.

Gave him a call we talk and straight away i knew i could work with him, and he did not disappoint he made the entire process so easy buying my first block of land interstate.
