Queensland offers first home buyers two big savings on a new home: the First Home Owner Grant and relief from transfer duty. Both have conditions, and the grant is only for new homes, so it pays to check eligibility before you sign. Figures below are as published by the Queensland Revenue Office in October 2026.
Optimum Lawyers is a property law firm in Parramatta Square, led by principal solicitor Wisam Assi. We act on purchases, sales, settlements and transfers in every Australian state and territory.

Send us the contract before you sign
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
The First Home Owner Grant
- Amount: $30,000 for eligible contracts signed on or after 20 November 2023. Earlier contracts get $15,000.
- New homes only: a home that has not been occupied or sold as a residence, or one you build. Established homes are not eligible.
- Value cap: the home, including land and variations, must be worth less than $750,000.
- Residence: you must move in within 1 year of completion and live there continuously for 6 months.
- Citizenship: you, or a joint applicant, must be an Australian citizen or permanent resident.
Stamp duty relief
For contracts signed from 1 May 2025, eligible first home buyers of a new home or vacant land to build on may pay no transfer duty, whatever the value. For established homes, there is no duty up to $700,000 and reduced duty below $800,000. See stamp duty in Queensland.
The 5% Deposit Scheme
The Australian Government 5% Deposit Scheme lets eligible first home buyers buy with a 5% deposit without lenders mortgage insurance. Since 1 October 2025 there are no income caps, but property price caps apply.
What to check in the contract
- Seller disclosure. Queensland sellers must give a disclosure statement before you sign. See the QLD seller disclosure statement.
- Cooling-off. 5 business days on most private sales, and none at auction.
- Building contracts. House and land packages have separate land and building contracts. Check both, and the sunset date if the land is not yet registered.
Buying from interstate
Many first home buyers move to Queensland from NSW or Victoria. The grant and duty relief need you to live in the home, so plan the move around the residence rules. We act for buyers in every state. See conveyancing Brisbane.
