Caboolture is the northern end of the Moreton Bay region and one of the busiest growth areas in South East Queensland. New estates are spreading west of the town, acreage runs out towards Wamuran and the Glass House Mountains, and Bribie Island draws retirees and holiday buyers.
Optimum Lawyers is a property law firm led by principal solicitor Wisam Assi. We act on Queensland purchases, sales and transfers for clients in Queensland and in other states.

Send us the contract before you sign it
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to Caboolture
- New estates. In the Caboolture West growth area, land is often sold before registration. Check the sunset date, covenants and what the developer can change.
- Flood. Land near the Caboolture River and Burpengary Creek can be flood affected. Check City of Moreton Bay flood mapping for the address.
- Acreage. Access, easements, bore and tank water, on-site sewage and what the rural zone allows.
- Bribie Island. Coastal erosion and storm tide affect parts of the island, including the northern end.
Queensland contract basics
The selling agent usually prepares the contract. The cooling-off period is 5 business days from the day you receive it signed by both parties, and the seller can keep up to 0.25% of the price if you withdraw. There is none at auction. Since 1 August 2025 the seller must give you a seller disclosure statement (Form 2) and prescribed certificates before you sign. It does not cover flooding history, the structural soundness of the building, or past building approvals.
Selling in Caboolture
The seller disclosure statement and certificates must reach the buyer before they sign. A dwelling needs interconnected photoelectric smoke alarms, and a pool needs a pool safety certificate. Every seller needs an ATO clearance certificate, or the buyer must withhold 15% of the price at settlement.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. Queensland transfer duty can apply even where no money changes hands, so get advice before anything is signed.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. A property lawyer can also advise on the contract before you sign, negotiate its terms, and act for you if the sale is disputed.
