Gladstone's property market moves with its port and industry. The LNG construction boom pushed prices and rents up, and they fell sharply when construction finished. Investors from interstate still buy here, and they need the contract to reflect what they are really buying.
Optimum Lawyers is a property law firm led by principal solicitor Wisam Assi. We act on Queensland purchases, sales and transfers for clients in Queensland and in other states.

Send us the contract before you sign it
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to Gladstone
- Tenanted investments. The lease, rent, bond and end date, and whether the contract is for vacant possession or subject to the tenancy.
- Industrial neighbours. Some land near the port and industrial areas carries buffer or amenity controls. Check the planning scheme for the address.
- Coastal towns. Tannum Sands and Boyne Island have storm tide and coastal controls on some low-lying land.
- Units. Body corporate levies, sinking fund and by-laws, especially in complexes built during the boom.
Queensland contract basics
The selling agent usually prepares the contract. The cooling-off period is 5 business days from the day you receive it signed by both parties, and the seller can keep up to 0.25% of the price if you withdraw. There is none at auction. Since 1 August 2025 the seller must give you a seller disclosure statement (Form 2) and prescribed certificates before you sign. It does not cover flooding history, the structural soundness of the building, or past building approvals.
Selling in Gladstone
The seller disclosure statement and certificates must reach the buyer before they sign. A dwelling needs interconnected photoelectric smoke alarms, and a pool needs a pool safety certificate. Every seller needs an ATO clearance certificate, or the buyer must withhold 15% of the price at settlement.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. Queensland transfer duty can apply even where no money changes hands, so get advice before anything is signed.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. A property lawyer can also advise on the contract before you sign, negotiate its terms, and act for you if the sale is disputed.
