The Redcliffe Peninsula sits on Moreton Bay, half an hour north of Brisbane. Bayside apartments, retirement living and older family homes make up most of the market, and many buyers are moving up from interstate.
Optimum Lawyers is a property law firm led by principal solicitor Wisam Assi. We act on Queensland purchases, sales and transfers for clients in Queensland and in other states.

Send us the contract before you sign it
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to Redcliffe
- Storm tide. Low-lying bayside land can be affected by storm tide and coastal hazard controls, which the seller does not have to disclose. Check City of Moreton Bay mapping.
- Apartments. Body corporate levies, sinking fund, by-laws and any disputes, especially in older bayfront buildings.
- Retirement living. Retirement village and land lease contracts work very differently from buying a home. Read them before you sign.
- Older homes. Additions and enclosed areas built without approval are common in older houses.
Queensland contract basics
The selling agent usually prepares the contract. The cooling-off period is 5 business days from the day you receive it signed by both parties, and the seller can keep up to 0.25% of the price if you withdraw. There is none at auction. Since 1 August 2025 the seller must give you a seller disclosure statement (Form 2) and prescribed certificates before you sign. It does not cover flooding history, the structural soundness of the building, or past building approvals.
Selling in Redcliffe
The seller disclosure statement and certificates must reach the buyer before they sign. A dwelling needs interconnected photoelectric smoke alarms, and a pool needs a pool safety certificate. Every seller needs an ATO clearance certificate, or the buyer must withhold 15% of the price at settlement.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. Queensland transfer duty can apply even where no money changes hands, so get advice before anything is signed.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. A property lawyer can also advise on the contract before you sign, negotiate its terms, and act for you if the sale is disputed.
What clients say
“Wisam at Optimum Lawyers recently helped me through the purchase of an investment property. He knows exactly what he's doing and what to look out for”

Questions about conveyancing in Redcliffe
Does the seller have to disclose storm tide risk?
No. Flooding and storm tide information is outside the Queensland seller disclosure scheme.
Is a retirement village unit the same as an apartment?
Usually not. Most retirement village contracts involve ongoing fees and an exit fee. Read them carefully.
How long is the cooling-off period in Queensland?
Five business days from the day you receive the contract signed by both parties. There is none at auction.
Can a NSW law firm act on a Queensland property?
Yes. A solicitor holding a current Australian practising certificate can act on property in any state or territory.
