Geelong buyers fall into two groups: people buying new land in the growth corridors, and people buying established or coastal homes in Geelong, the Bellarine and the Surf Coast. The first group signs long developer contracts. The second relies on a Section 32 that has to be complete and accurate. Both are legal documents first.
Optimum Lawyers is a property law firm led by principal solicitor Wisam Assi. We act on Geelong purchases, sales and transfers for clients in Victoria and interstate.

Send us the contract and Section 32 before you sign
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
What a property lawyer adds
A conveyancer can process a simple purchase well. A lawyer can also tell you what a defect in the Section 32 or a clause in a land contract means for your rights, ask for changes, and act for you if the sale is disputed.
Matters we handle around Geelong
- Growth area land. In estates around Armstrong Creek, Lara and Charlemont, land is often sold before registration. Check the sunset date, what the developer can change and the building covenants.
- Section 32 statements. If the statement was not given or is materially defective, a buyer may be able to end the contract before settlement.
- Surf Coast and Bellarine. Torquay and Jan Juc are in Surf Coast Shire, a separate council with its own planning controls, including coastal and bushfire overlays.
- No growth area charge. The Growth Areas Infrastructure Contribution applies in seven Melbourne councils, not in Greater Geelong.
- Auctions. No cooling-off, and since 1 October 2026 the reserve must be disclosed at least 7 days before.
Selling in Geelong
The Section 32 must be complete and accurate. In most residential sales the seller's land tax can no longer be passed on to the buyer. Every seller needs an ATO clearance certificate, or the buyer must withhold 15% of the price at settlement.
Transfers and ownership
We act on transfers between spouses and partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. Victorian duty can apply even where no money changes hands.
The process step by step
