NSW Stamp Duty Calculator 2026-27
Transfer duty, first home buyer relief, premium duty and the foreign buyer surcharge
Enter the price, choose the type of property and tick any that apply. The calculator uses the rates Revenue NSW publishes for contracts dated from 1 July 2026 to 30 June 2027, and it matches Revenue NSW's own calculators on the examples we tested.

Ask us to confirm the duty on your purchase
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.

Premium property duty
For residential property with a dutiable value above $3,870,000, duty is $194,137 plus $7.00 for every $100 over $3,870,000. Premium duty applies to residential property only.
First home buyers
Under the First Home Buyers Assistance Scheme, eligible first home buyers pay no transfer duty on a home valued at $800,000 or less, and reduced duty below $1,000,000. For vacant land to build a home, there is no duty up to $350,000 and reduced duty below $450,000. See first home buyers in NSW.
Foreign buyers
Foreign persons buying residential property pay surcharge purchaser duty of 9% of the dutiable value, on top of transfer duty, unless an exemption applies.
When duty must be paid
Duty must be paid by the earlier of settlement or three months after the contract is signed. Interest is charged on late payments. See stamp duty in NSW.
Buying in another state?
Duty is set by the state where the property is. See stamp duty in Victoria, Queensland and WA, or compare the states.
