Craigieburn and the estates around it, Mickleham, Kalkallo and Donnybrook, make up one of Melbourne's biggest growth corridors. Most purchases here are new land or house and land packages, and the documents are written by the developer.
Optimum Lawyers is a property law firm led by principal solicitor Wisam Assi. We act on Victorian purchases, sales and transfers for clients in Victoria and interstate.

Send us the contract and Section 32 before you sign
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to Craigieburn
- Growth Areas Infrastructure Contribution. Hume is one of the seven councils where GAIC can apply to growth area land. The Section 32 should say whether it affects the lot.
- Land sold before registration. Check the sunset date, how the deposit is held, how much the developer can change the lot, and the estate covenants and design guidelines.
- House and land packages. Two contracts, one for the land and one for the build, with separate risks and deadlines. Check what happens to one if the other falls over.
- Council boundaries. Parts of the corridor sit in Hume and parts in Mitchell Shire, with different planning schemes and rates.
- Established homes. For resales in Craigieburn proper, the Section 32, title and any owners corporation for townhouses.
Victorian contract basics
The Section 32 vendor statement is given to you before you sign, and if it is missing, incomplete or inaccurate the contract may not be binding on the buyer. The cooling-off period is 3 clear business days from the day you sign, and you forfeit the greater of $100 or 0.2% of the price if you withdraw. There is none at auction. Since 1 October 2026 the agent must disclose the seller's reserve price at least 7 days before an auction or fixed-date sale.
Selling in Craigieburn
The Section 32 must be complete and accurate. In most residential sales the seller's land tax can no longer be passed on to the buyer. Every seller needs an ATO clearance certificate, or the buyer must withhold 15% of the price at settlement.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. Victorian duty can apply even where no money changes hands, so get advice before anything is signed.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. Developer contracts are written by the developer's lawyers, and a property lawyer can tell you which clauses matter, ask for changes, and act for you if the lot or the timing is not what was promised.
