Gympie began as a gold rush town in 1867, sits on the Mary River, and is now within reach of the Sunshine Coast. Buyers come for acreage and value, and the town's history and its river both need checking.
Optimum Lawyers is a property law firm led by principal solicitor Wisam Assi. We act on Queensland purchases, sales and transfers for clients in Queensland and in other states.

Send us the contract before you sign it
We offer a free initial contract assessment. It is a brief first look at whether the contract appears ready for a full paid legal review. It is not the full review, and it is not free conveyancing.
Checks that are specific to Gympie
- Mary River flood. The Mary River has flooded the town many times, including in 2022. Check the council flood mapping for the address.
- Old mine workings. Gympie has a long gold mining history, and some land is affected by old shafts and workings. Raise it if the property is near the old fields.
- Acreage. Access, easements, bore and tank water, on-site sewage and what the rural zone allows.
- Older homes. Additions and enclosed areas built without approval are common.
Queensland contract basics
The selling agent usually prepares the contract. The cooling-off period is 5 business days from the day you receive it signed by both parties, and the seller can keep up to 0.25% of the price if you withdraw. There is none at auction. Since 1 August 2025 the seller must give you a seller disclosure statement (Form 2) and prescribed certificates before you sign. It does not cover flooding history, the structural soundness of the building, or past building approvals.
Selling in Gympie
The seller disclosure statement and certificates must reach the buyer before they sign. A dwelling needs interconnected photoelectric smoke alarms, and a pool needs a pool safety certificate. Every seller needs an ATO clearance certificate, or the buyer must withhold 15% of the price at settlement.
Transfers without a sale
We also act on transfers between partners, after a separation, from a deceased estate, and into or out of a trust or self-managed super fund. Queensland transfer duty can apply even where no money changes hands, so get advice before anything is signed.
Lawyer or conveyancer?
A conveyancer can handle a simple purchase well. A property lawyer can also advise on the contract before you sign, negotiate its terms, and act for you if the sale is disputed.
What clients say
“I engaged Wisam for conveyancing to purchase an interstate investment property.”

How long is the cooling-off period in Queensland?
Five business days from the day you receive the contract signed by both parties. There is none at auction.
Can a NSW law firm act on a Queensland property?
